THE PROCESS

  • KTM's Project Estimator/Coordinator (PEC) does a Feasibility Study to make sure the project will meet codes, and gathers needed information for the design team.
  • KTM's in house team of Architects, Interior Designers, Draftsmen, Engineers and others meet with the PEC to create a basic set of drawings and a story board (paint colors, patterns, wood samples, etc) to present to the client. Based on the client’s feedback, we are able to develop a preliminary job estimate. This close communication between all parties from such an early phase is crucial in order to avoid the typical problems that often lead to costly change orders as the project goes into the construction phase.
  • KTM's design team works with the PEC and the client to produce a final set of construction documents and a spec book for the project.  All required stamps necessary for the permit process are included.  Value engineering is done to make sure that the client's budget is met and that items with long lead times are ordered promptly as not to delay the construction schedule. A final estimate is prepared per the Construction Standard Industry (CSI) Codes 2004 Format.
  • KTM's PEC leads the construction process and the construction begins.  The project architect, engineers and designers continue to closely interact with the PEC and contractor throughout the construction phase.  This guarantees that the specified design is followed and that the project is finished on time and on budget.

KTM's projects are prepared with the following information

  • CAD drawings using BIM (Building Information Modeling)
  • Engineering as required
  • Construction documents prepared using the Construction Standard Industry (CSI) Codes 2004 Format
  • Finish Schedules, Furniture, Fixtures, Equipment, etc. as needed
  • This insures that nothing is left out and that there is a clear understanding in what the scope of work is to be performed.
